Open the Property Search tab
Inside a Client, click the Property Search tab next to Chat, Documents, and Emails.

Describe what the investor is looking for
Type it naturally — e.g. "3 bedroom, 2 bathroom, 2 car garage, good school zone, not near a main road, budget up to $1.3m, ideally Terrigal or Avoca Beach."

Click "Update Criteria"
topicAI reads the free text and turns it into structured filters — price range, suburb, bedrooms, bathrooms, car spaces, and more — shown back as confirmable chips.

Click "Search Properties"
Matching listings appear below, each with the key details and a short summary.

Shortlist the ones worth showing your client
Click Shortlist on any result. Your shortlist is saved automatically and stays there even if you come back later.
Tip: you can re-run "Update Criteria" as many times as you like as the brief changes — each search reflects your latest description.
